Description:
Performs technical diagnostic evaluations, repairs, modifications, installation, and preventive maintenance of pneumatic, direct digital, electrical, and electronic controls, which are components of an existing Central Control and Monitoring System. The technician will also be required to repair, maintain, and balance the HVAC air distribution ducting and Hydronic systems, perform maintenance and repairs to building refrigeration and heating systems, and may supervise various equipment vendors and subcontractors performing factory authorized repairs. Incumbent may be required to work overtime and on holidays and weekends. DUTIES: 10% Repairs, calibrates, and adjusts malfunctioning pneumatic, hydronic, electronic and electrical instruments and controls on HVAC and refrigeration systems including examining and testing mechanisms and circuitry for defects including disassembly and repair as required. Inspects instruments and controls for HVAC and refrigeration systems periodically to ensure that indicator, recording, controlling meters, and instruments function within specific standards. 10% Performs air balancing as required to achieve desired comfort levels, from air distribution systems. 20% Troubleshoots HVAC, refrigeration, and electrical control systems including starters, disconnects and switchgear associated with HVAC and refrigeration systems. Performs hydronic balancing of chilled and hot water systems to meet design flow criteria to each coil and to each building. 10% Measures static pressure across chilled/hot water systems to meet design flow criteria to each coil and to each building. Determines fuse hood performance problems using diagnostic equipment, changes motors, pulleys, speeds, etc. to obtain desired operations. 10% Insures proper interfacing between electrical and temperature control systems with proper interlocks, relays, etc. Performs scheduled preventative maintenance work and modifies/develops programs to improve reliability. 20% Services and cleans HVAC – refrigeration equipment and distribution systems. Performs other related duties as required to achieve desired space conditioning. 10% Works with blue prints and complex diagrams and schematics to install control circuits, mixing box controls, and troubleshooting HVAC refrigeration equipment. Installs sensors, as needed, to detect overheating of motors or bearings, excessive vibration, loud or extraneous noises, and numerous other malfunction indicators. 10% Works with contract HVAC, control and distribution design and service engineers and supervises subcontractors performing factory authorized repairs to correct specific HVAC problems. Recommends changes to existing HVAC systems to obtain desired results.
Qualifications:
MINIMUM QUALIFICATIONS: Three years of experience in the installation or maintenance of pneumatic, electrical or electronic control systems for heating (including boiler), ventilating, or air conditioning systems. SUBSTITUTIONS: Training in the installation or maintenance of pneumatic, electrical or electronic control systems for heating (including boiler), ventilating, or air conditioning systems will substitute for a maximum of two years of the required experience on a month for month basis.
